The Investment Property line of business is currently seeking an Asset Manager to join the team based in our Rhodes Office. Reporting to the General Manager, Investment Property, the Asset Manager will be responsible for the asset management of Frasers Property Australia’s (FPA) Investment Property (IP) portfolio which is comprised of industrial and office properties located predominantly in Melbourne and Sydney.

A critical objective of this role will be the delivery of exceptional customer service and a focus on maximising the investment performance of the assets. As the successful applicant, you will be experienced in all aspects of asset management across the industrial and commercial property markets, and your responsibilities will include but not be limited to:

  • Proactive retention and extension strategies to mitigate impending lease expiries
  • Assisting in the preparation of annual budgets for a portfolio of individual properties and being responsible for their implementation
  • Implementing asset enhancement initiatives / repositioning strategies and overseeing the delivery of CAPEX projects
  • Assisting with identifying, analysing, recommending and implementing acquisitions and disposals and assisting with due diligence
  • Reviewing leases and valuations and, as necessary, negotiate leases and recommend them for approval
  • Maintaining awareness of market activity and working with the analyst to ensure market and research data is obtained and collated
  • Assisting in the formulation of the portfolio investment strategy, as well as the IP quarterly budgeting and forecasting process
  • Providing support to the National Property Manager and assisting in overseeing the property management function (internal and external)

As the ideal applicant you will possess:

  • Minimum 5 years asset management experience, preferably in a similar role with a focus on industrial and commercial assets
  • A tertiary qualification in real estate, finance, investment, valuations or other related discipline providing skills and knowledge applicable to property investment and management
  • A current Agents Representative Qualification
  • Advanced use and understanding of Argus and Excel and proficiency with other Microsoft Office Suite programs
  • Proficient negotiation skills, with demonstrable experience
  • Strong interpersonal skills with the ability to develop and maintain effective working relationships with internal and external stakeholders
  • A reliable and dedicated self-starter attitude and be someone who can work independently but also enjoys team interaction and is collaborative
