Overview of Business Unit
 
Manage the provision of Property Management services on behalf of the client, ensuring an effective, value-added response to the client, with profitable outcomes for Cushman & Wakefield, following the clients group policies and client’s contractual obligations.
 
 
Job Purpose
 
Lead the provision of a high quality Property Management Services for the clients corporate portfolio. The Corporate Property Manager is responsible for the management of the National Corporate Portfolio which comprises of 145 leases/licences with a total annual rental value of $225,000,000.
 
About the role:
 
  • Manage and control client relationship obligations on clients account on all corporate matters, acting in the best interest of the client at all times.
  • Manage and exercise real estate deliveries with a particular focus on corporate premises and parking, ensuring vigilant lease management and favourable outcomes, through managing landlord relationships, outgoings reconciliations, rental payments, etc.
  • Maintenance of the Corporate Tenancy Schedule
  • Advise and support internal and external clients providing high level Property Management advice.
  • Deliver ongoing performance and compliance reporting following contract and functional obligations.
  • Responsible for the preparation of yearly ground up budgets, review of quarterly forecasts and monthly variances
  • Ensure the database is kept up to date, accurate and exception reports actioned.
  • Prepare and approve the monthly rent roll
  • Manage all aspects of the Corporate debtors 
  • Enforcement of WBC rights under their corporate leases where appropriate
  • Liaise with Facilities Managers in relation to landlord related maintenance issues.
  • Provide support and guidance to the Administration Manager – Parking and Governance as required and where necessary the Senior Lease Analyst.
  • Put forward cost saving initiatives
  • Update the PM/FM and WIP fortnightly
  • Provide input into the monthly property management report
 
 
Position Dimensions
 
  • The portfolio consists of circa 44 corporate sites nationally including car parks.
  • The car spaces are predominantly in commercial office buildings or standalone car parks and a small number are associated with branches/business centres.
 
 
About You:
 
  • Related tertiary certificate or degree in a field that can be applied to the management of property.
  • Minimum 5 years Commercial real estate experience.
  • Demonstrated ability to communicate with people at all levels and build effective stakeholder relationships with ease.
  • Proficient in the Microsoft Office suite with Advanced level of Excel skills.
  • Experience in a managing geographically widely spread portfolio.
  • Ability to work independently and collaboratively as part of a wider team.
  • Prior experience in a Client focused service culture with a large client.
  • Ability to identify priorities in order to meet deadlines and achieve key client outcomes.
  • Demonstrated proficiency in managing budgets and providing timely and reliable management reports.
  • Understanding of basic Accounting and Business Principles.
  • Understanding of legal and lease terminology for both tenants and landlords, as well as a proven ability to interpret commercial contracts.
  • Property Management Software Experience preferred (JDE or similar).
  • Strong attention to detail and accountability in a high performance environment.
