Job tasks and responsibilities

Develops, promotes, and implements measures to achieve cost effective improvements in operations, increase customer satisfaction, and ensure compliance with policies and regulations.  Manages and directs the activities of facilities personnel in support of building and grounds maintenance.  Directs and monitors vendors and other service providers as required.  Maintains inventory of critical parts, materials, sub assemblies, and tools.  Manages projects involving local employee and department moves, building treatments and upgrades, and those in support of disaster planning or recovery efforts. Performs facility technician responsibilities as necessary to meet client and workload demand.

Skills and experience

  • Manage  and organize  all facilities staff activities directly or through effective delegation to supervisor
  • Develop annual operating budget and implement cost controls in order to balance budgets.
  • Overall management and administration of local facilities department
  • Establish and finalize department short- and long-term maintenance priorities in conjunction with maintenance planning and scheduling
  • Authorize maintenance resources to respond to production, environmental, and safety emergencies and develops contingency plans
  • Responsible for oversight and implementation of Citrix's preventative maintenance plan
  • Develop and implements work standards for routine electrical and mechanical work orders as well as preventative and predictive maintenance activities
  • Oversight and management of construction projects and furniture moves/deliveries
  • Oversees work orders and ensures any required follow-up is performed
  • Manage vendor selection process and interface with them as needed. Continuously monitor the contracted vendors' performance with respect to work performed, actions taken, costs and quality.  
  • Assume co- leadership role for functional Business Continuity Execution
  • Develop and manage total costs for maintenance and materials and adhere to budget guidelines
  • Direct others to resolve abnormal machine or process conditions and monitor critical equipment to ensure proper maintenance
  • Develop and cascade annual performance objectives for department
  • May assume director's delegated authority during absences
  • Responsible for floor plan design
  • Provides weekly status reports
  • Write and deliver progress reports for ongoing Capital Expense projects to executives
  • Track and report critical Real Estate and Facilities matters to director
  • Participate in the negotiation of leases and purchases
  • Interpret architectural and mechanical drawings and recommends changes  and alternations as required
  • Produces required drawing and documentation necessary for cost estimates
  • Oversees distribution of employee office or cubicle keys and maintains and updates database that controls issuance of master, sub-master, off-systems, and general population keys
  • Preferably 5 years of experience in facility management
