Primary Function

To drive and control the delivery of the freehold development projects (typically $20-30m) from conception to completion on either new or replacement stores which include (but not limited to) managing:

  • Site or Project Acquisition due diligence
  • Planning and Feasibilities, identifying and driving the optimum development solution incorporating Coles operations requirements (maximum net new sales) and also optimising freehold economics
  • Board submissions including liaise with state leasing operatives, Operations, Network, Planning, Finance, Investment/asset management teams to ensure timely and accurate submission of board proposals
  • Drive planning approval outcome and close liaison with consent authorities, referral authorities and DA consultant teams
  • Tender, contractor appointment, construction and budget/cost supervision and responsibility
  • Oversee 3rd Party (Specialty) leasing, fit out and completion
  • Handover of completed product to Investment Management
  • Support the Property team in the delivery of new stores, store extensions, re-developments and existing property assets
  • Maintaining ongoing internal program scheduling (PPM) and budget (Estate Master) reporting.

Personal Capabilities

  • Property development experience, preferably in retail
  • Proven experience in leading teams and consultants
  • Ability to lead in a team environment
  • Ability to communicate effectively, so to instruct and brief consultants, lawyers and other external parties.
  • Self motivated and able to work independently
  • Excellent organisational and planning skills
  • Strategic thinker with lateral ability to solve problems, identify solutions & drive appropriate actions.

Commercial Skills & Qualifications

  • Strong commercial acumen to identify and drive property outcomes
  • Planning, Building, Engineering, Legal or Architecture tertiary qualification (basic degree/diploma should be minimum level).
  • Post Graduate studies in Financial, Building, Property and/or Project Management
  • Financial knowledge to prepare and validate development feasibility models in Estate Master
  • Key knowledge of BCA, Planning, Legislative requirements to deliver property development projects
  • Legal knowledge of Construction contracts (AS 4000)
  • 5 to 10 years of project & development management experience, within Construction industry
