About the role

A truly unique opportunity awaits a Project Manager with the drive to excel in the following areas:

Design Management 

1.     Attend, minute and/or chair design meetings

2.     Implement and maintain electronic document management system (Texco Portal)

3.     Maintain accurate drawing and document registers

4.     Liaise with design consultants and respond promptly to any RFI’s 

5.     Review proposed design for commercial implications

6.     Ensure the design complies with project brief

7.     Provide feedback to consultants on proposed designs

8.     Liaise with Local Authorities and Councils

9.     Undertake Safety in Design review

Cost Control

1.     Ensure a budget is accurately created from each tender submission and entered into Jobpac

2.     Ensure data in Jobpac is maintained including variations, subcontracts, purchase orders and forecasts

3.     Report any variance to budget figures to the Construction Director on a regular basis 

4.     Prepare monthly project reports for Construction Director outlining design, forecast costs/margin, programme, authorities, variations, procurement and client

5.     Participate in monthly project meetings

Contract Management

1.     Prepare a Procurement Plan that identifies trade budgets and suitable subcontractors

2.     Review subcontractor financials, performance, insurance and any other legal requirements prior to tendering

3.     Prepare tender packages including scope of works drawings, specifications and submit to subcontractors

4.     Undertake a tender analysis of each trade and present to Construction Director for review prior to tender award

5.     Consider post practical completion costs prior to awarding contracts

6.     Negotiate final contract sum and conditions and prepare subcontract documents

7.     Tender and award subcontracts in a timely manner as to not delay the Construction Programme

8.     Maintain document management system – Portal and online files

9.     Authorise subcontractor claims and creditor invoices in accordance with the Security of Payment Act.

10.  Respond promptly to any subcontractor RFI’s

11.  Ensure on-site project personnel are kept up to date with all administrative matters including relevant subcontract scopes etc

12.  Obtain signed deed of release prior to release of final payment to subcontractors

13.  Obtain completed As built manuals from subcontractors prior to release of final payment

Project Management

1.     Participate in project handover meetings with Directors, Business Development Manager and Construction Manger

2.     Liaise with project client

3.     Coordinate with other team members

4.     Prepare Construction Programme in conjunction with Construction Manager to ensure contract completion date is met

5.     As required, attend, minute and/or chair project meetings

6.     Prepare and circulate minutes in accordance with the contract or in a timely manner

7.     Coordinate shop detailing including relevant approvals

8.     Report as required to Construction Director on project performance

9.     Prepare final cost report and submit to Construction Manager for approval

Head Contract progress claims and cash flow

1.     Prepare estimated drawdown schedule for client  

2.     Coordinate the lodging, approval and payment of Progress Claims

3.     Liaise with client (or their agent) to ensure claim is approved

4.     Submit claims that maintain a positive cash flow position for the project

Contract Notices

1.     Identify, price and submit Variations progressively and/or in accordance with the Head Contract

2.     Submit RFI’s, EOT’s, etc progressively and/or in accordance with the Head Contract

3.     Maintain project registers for Variations, RFI’s, EOT’s, etc

4.     Liaise with Construction Director in relation to contract notices

Conflict Resolution

1.     Maintain professional communication at all times during the conflict

2.     Resolve conflicts promptly and consult with Construction Director as required

Handover and Defect Liability Period

1.     Arrange and conduct project handover meeting with client

2.     Negotiate and agree on final account

3.     Prepare and handover As-Built manuals

4.     Ensure all defects are documented and rectified prior to project completion

5.     Promptly attend to any defects raised during the defect liability period (DLP)

6.     Liaise with Client to ensure whole security is released promptly at the end of the DLP

Project Reviews

1.     Upon completion of a project undertake critical review of the following elements:

              i.        Design

             ii.        Subcontractor performance

            iii.        Project team performance

            iv.        Management of client

             v.        Internal Variations

            vi.        External Variations

           vii.        Programme

2.     Prepare a report and submit to Construction Director

Innovation

1.     Review existing systems and processes and propose amendments and additions

2.     Assist Junior Project Managers and Contract Administrators as required

3.     Develop company culture

Quality Assurance (QA)

1.     Ensure works are being carried out in accordance with the contract documents and to Texco’s standard through consultation with Site Manager and regular site visits

2.     Liaise with client on any quality issues

3.     Implement and manage Texco QA procedures

Environment, Health and Safety (EHS)

1.     Implement and manage Texco EHS policies and procedures

2.     Ensure subcontractors comply with EHS requirements

3.     Prepare Site Coordination Plan

4.     In conjunction with Site  Manager and Construction Manager, manage any EHS non conformances and report to Construction Director

5.     Conduct regular informal site inspections to ensure that any nonconformance’s are being addressed 

Tendering

1.     Develop construction methodologies to assist in tender submissions

2.     Assist in the preparation or review of Tender Construction Programmes and preliminary costings

3.     Provide feedback to estimating department on subcontractor performance and pricing

Industrial Relations

1.     Proactively manage industrial relations (IR) to ensure any issues raised are resolved quickly

2.     Ensure Trade Union representatives are managed professionally in accordance with the current legislation

3.     Promptly report any IR issues to the Construction Manager and Construction Director

Training

1.     Participate in any internal or external training programs or courses as required by Texco

2.     Assist in the training of other team members (new Project Managers or Contract Administrators)   

 

About you

·        10 years in the commercial and/or industrial construction industry in a similar role

·         An industry specific degree (undergraduate or postgraduate) is not a prerequisite however advantageous

·         Communicate openly and honestly at all times
