The opportunity

 

The Operations Manager has responsibility and accountability for the overall operational performance of the Asset. You will work as part of the Management Team, reporting to the General/Asset Manager. You will provide leadership to the property operations team, with a focus spanning the strategic delivery of lifecycle asset planning, project management, commissioning, through to the daily operation of all property services with a focus on sustainable and economic performance and constant improvement, whilst prudently managing risk to ensure the property is safe, secure and inviting.

 

The key responsibilities;

 

  • Assume the overall accountability for the operational management, and development, application and adherence of company and site specific policies and procedures.
  • Manage the site operational team and provide leadership and guidance to ensure activities are prioritised and diligently and efficiently completed.
  • Establish and maintain a sound professional working relationship with customers, contractors and owner representatives.
  • Project management of small to mid-size site projects.
  • Working in close collaboration and drawing upon the technical experience of the National Property Operations team, and operational peers to maximise the performance of the property in terms of sustainability.
  • Maintain compliance with all relevant statutory authorities and enact sound engineering practices in relation to maintenance of the property structure, façade, fittings, finishes, fit out and services.
  • Undertake regular inspections of the building and plant and determine the extent, and priority of any repair works or other attention required.
  • Ongoing management of all specialist contractors to ensure compliance with contract terms and conditions along with nominated scope of works.
  • Responsible for the operational Capex planning (short term and long term) and OPEX budget forecasting, including the setting of annual budgets, reforecasting as required and presenting Asset Plan updates. 
  • Preparation of tender and contract documentation, including obtaining tender pricing for all works and services on the property as required in accordance with company policy, procurement and governance requirements.

 

 

Your skills, experience and qualifications

 

  • Engineering qualifications in Building Services related discipline (minimum trade with prior management experience).
  • Experience in managing “multi project” programs of work of varying levels of technical complexity.
  • Experienced operator of building service technologies.
  • Critical analysis of building performance.
  • Ability to work and communicate with a diverse audience.
  • A sound and practical understanding of risk management, contracts and contractor management
  • and of building codes and regulations.
  • Creative in problem solving, project risk analysis.
  • Personnel management, leadership and development.
  • Reporting capability drawing upon various sources of data to identify, communicate and correct trends in operational performance.
  • Ability to communicate, both written and verbally with all stakeholders.
  • Familiar with NABERS, NGER’s and other sustainability related measurement and reporting obligations.
