About the business
38 High St Management are onsite managers for a luxury residential building in Toowong. We are seeking a full-time Property Manager. This role will suit someone who is result driven. You will be required to grow the letting pool & provide a high level of service to all. You will act as a liaison to tenants, body corporate and unit owners. The successful applicant will be required to be involved in all areas of Building Management.
About the role
Scopes of work include:
- Conducting prospective tenant inspections through apartments
- Minimising vacancies and maximising landlord returns by ensuring the most appropriate tenants are sourced and their rental applications are processed in timely manner.
- All documentation involved with tenancies
- Lodging and refunding of rental bonds
- Trust accounting and processing of charges
- Property condition reporting (Entry, routine and exit)
- Listing rental property listings on advertising portals & social media
- Coordinating maintenance
- Daily administration

To be successful, the following attributes are required:
- Current QLD Resident Letting Agents License
- At least 5 year of experience in Real Estate
- Experience with property management systems, a knowledge of Hirum is advantageous
- Previous experience in property management
- Your presentation must be tidy
- Ability to continue to grow letting pool
- Technologically savvy and able to utilise social media to promote long term rentals in an exciting way
