We are currently seeking a Trust Accountant to join the large and thriving property department at United Petroleum.  In performing this crucial role, you will work across a national portfolio in all aspects of the property management financial reporting process.  
 

Core Responsibilities

(Accounting)

  • Daily receipt of rent;
  • Daily reconciliation of the operating account;
  • Monthly Invoicing using RP Office approximately for 350 tenants;
  • Raise on-charge Rates invoices to United Petroleum;
  • Bulk receipt United Petroleum Rent Payment with a total income of approximately $48M per annum; 
  •  Processing of supplier invoices with a total of $7M per annum;
  • Arranging for sufficient funds for non-income generating Landlord entities in order to pay invoices;
  • Creditor payment once a week;
  • Prepare Annual Budgets and Annual Outgoings Reconciliation for 7 Properties;
  • Landlord Payment once a month
  • End of Month Reporting
  • Liaise with Finance Team regarding fund transactions; and
  • Manage and disburse bond funds where required, held as part of the operating account

(Lease Administration)

  • Setting up new properties on RP Office which can be a combination of vacant land, commercial buildings, shopping centres and residential properties;
  • Ensure Leases and critical dates (Lease Expiry date, Option date, Rent Review dates) are set up correctly on RP Office;
  • Calculation of CPI review and raise rent review charges to tenants;
  • Ensure RP Office database are accurate at all times;
  • Understanding of percentage rent calculation

(Reporting)

  • Excel spreadsheet works involving Excel function such as filter, sort, sub-total;
  • Assist National Property Manager with reporting requirement; and
  • Responding to ad-hoc queries from Property Managers and Senior Managers.


The Ideal Candidate:

To be successful in this role you will highly self-motivated whilst retaining the ability to work within a team environment.  You will be highly organized with the ability to develop and implement processes.  In addition, you will possess:

  • An ability to meet strict deadlines;
  • Experience in management of Commercial Properties of all types;
  • Strong attention to detail; and
  • An Agents Representative Licence and exposure to RP Office software is highly advantageous.
